Set on a hill 15 minutes by car from the main estate, this Tudor farmhouse has been restored and extended to provide six bedrooms including one its own boat house with in-room roll-top bath and hot tub perched over the moat. Accessed via a private drive and footbridge, this pretty pink thatched farmhouse has underfloor heating on all three levels and a large open plan kitchen & dining room.

The kitchen has a large island, wine fridge, professional range and butler sink and guests can dine with views across parkland and fields. Upstairs, think Hypnos beds, underfloor heating and exposed beams. The master has its own in-room freestanding zinc roll-top bath and others have en suite showers or baths.

Explore the summer house perched above the moat with its rods for catching roach, rudd, skimmers and carp or take to the water in the rowing boat. As evening draws in, curl up on comfy sofas with hearty reds and Suffolk cheeses by the Inglenook fireplace in the beamed sitting room, your total escape. Outside, enjoy BBQs on the lawn, explore the local area on Pashley bicycles or hold your own tournament on the tennis court on the main estate open year-round.

Row boats and hot tubs, that’s all you need for a party weekend to remember. Accessed via a private drive and then single wooden bridge, Moat Cottage’s namesake makes it one of the most interesting properties available at the Reserve.
